Home sales were also down across Massachusetts last month, which The Warren Group attributed to low inventory.
Low inventory and a comparison with a strong previous year of sales led to a dip in home sales in Stoneham and across Massachusetts in February, according to The Warren Group. Eleven single-family homes sold in Wilmington in February, compared to 13 sold in February 2012. Statewide single-family home sales dropped five percent year-over-year, reversing 13 straight months of rising sales volume according to The Warren Group. Timothy M. Warren Jr., CEO of The Warren Group, cited low inventory and last year's strong sales in a press release. "Even so, I'm still hopeful for a strong spring market," Warren said in the release. Massachusetts real estate market continues to trend upward, Wilmington flat.
While single-family home sales in Massachusetts rose more than 10 percent in January, the real estate market locally was somewhat flat. Across the Bay State, 2,680 single-family homes were sold in January, the highest January level since 2007, according to The Warren Group, publisher of Banker & Tradesman. The news was not so robust in Wilmington, where 15 homs were sold in January, the exact same total from Janaury 2012. Home prices continue to rise, as well. The median sale price of a single-family home in Massachusetts in January rose 6.8 percent to $277,750. That marks the fourth straight monthly increase Locally, home prices jumped quite a bit. Trade groups report real estate growth.
According to The Warren Group's latest findings, single-family home sales increased 13 percent in Massachusetts when comparing Nov. 2011 with Nov. 2010. Sales increased year over year from 2,875 to 3,253. The Nov. 2011 numbers are also reportedly better than those in 2007 and 2008, the group wrote. Warren Group CEO Timothy M. Warren Jr. said in a press release that the Nov. numbers are a positive sign for the new year, but says he also worries that the overall 2011 number might approach record low numbers, “somewhere near the level in the 1990s,” he said. Other Warren numbers show the median price of single-family homes dropped from $295,000 in Nov. 2010 to $271,000 in Nov. 2011. The median price from Jan. through Nov. 2011 was $290,000, …
Prices remain solid on single-family homes.
Home sales in Wilmington took a dip in the number of single families sold in June of this year compared to the year before, according to the latest report by The Warren Group, publisher of Banker & Tradesman, the real estate and banking trade newspaper and website. Only 17 single family homes sold in June, the height of the spring selling season, compared with 27 in 2010. Total sales for the first half of this year saw 27 fewer homes sold than sales in 2010; 71 to 98. The one upside: median sale prices for single families have remained strong. Median price this June was $422,000 compared to $350,000 last June. And year-to-date prices through the first half shows some strength in Wilmington; $340,000 in 2011 vs. $325,500. Condos sales …
